DAYTON — The Montgomery County Land Bank has voted to expand the Thriving Neighborhoods pilot program to the Huffman Historic Area.

The Thriving Neighborhoods program previously worked to revitalize Dayton’s Pineview Neighborhood located near the Dayton VA.
“The Pineview Neighborhood has faced stagnant home values since the Great Recession, and the Land Bank focused their work on demonstrating a market and driving up comparable housing sales by removing problem structures and remodeling several homes for resale,” said Treasurer Joseph, board member of the Montgomery County Land Bank.
Now the program will commit $250,000 to resources as it begins to expand the project to the Huffman Historic Area.
“The Huffman neighborhood initiative will still be considered a pilot program because it will be addressing different types of challenges than the Pineview project,” Joseph said.

While Pineview had multiple homes that needed remodeled, the Huffman neighborhood has already begun to see increases in property values.
The majority of the roadblocks in Huffman come from large blighted properties in the neighborhood that are preventing the market form truly taking over, stated a media release.
Additionally, the neighborhood has vacant buildings that could attract market rate developers.
Partners on the project will include the Huffman Neighborhood Association, the city of Dayton, the Miami Valley Regional Planning Commission, and others.

“Huffman Historic provides a unique set of challenges that are different from those of Pineview, and I am happy to see the Land Bank using these different neighborhood characteristics to fully develop the Thriving Neighborhood program so it can eventually be implemented on a grander scale throughout Montgomery County,” Joseph.
