Texas company will operate ‘luxury senior housing’ in Greene Co.

A Cincinnati developer announces a partnership with a Texas company to develop a senior housing complex on the current land operated as Rollandia Golf Center.

Guttman Properties has teamed with Civitas Senior Living of Fort Worth, Texas, to develop The Grand of Sugarcreek, a luxury senior living community at 4990 Wilmington Pike in Sugarcreek Twp.

Both companies will own the property, but Civitas will oversee the daily operation under leadership of Wayne and Misti Powell.

The 220-unit independent living, assisted living, and memory care residences, will break ground in the first quarter of 2018 and take 15 months to be built, according to a news release.

"We all want the best for our parents as they age because we love them," said Ian Guttman, Guttman Properities founder. "Studies have shown that seniors who live in housing that offers a resort-like experience feel connected to their community and have a better quality of life."

Amenities at Grand of Sugarcreek will include an landscaped courtyard with outdoor entertainment spaces with a community garden, an arbor, amphitheater, outdoor kitchen and dog park. Common indoor spaces include a bistro coffee bar, clubhouse, theatre, game room, salon and dining options.

"We're excited about working with Sugarcreek administration to serve senior housing needs in the community," Guttman said. "The township has been very positive and helpful. Our property is ideally situated along a main thoroughfare with great access to services, including Kroger, Costco, several restaurants and Miami Valley Hospital."

Wayne Powell, president and CEO of Civitas Senior Living, said: "We are excited to bring our signature passion and philosophy of care to the Dayton community."
