245-home development approved along Butler-Warren line

A plan for a 245-home housing development on 141 acres near the Butler-Warren county line was approved Tuesday by the Warren County commissioners.

The proposal could include a 38-acre mixed-use area later.

The initial plan was approved subject to 16 conditions, including agreements between the two counties on sewer and water service to the area, along the Interstate 75 corridor.

Butler County has agreed to provide sewer service to the area, between Hamilton and Brewer roads — although it is located in Warren County — provided Warren County buys wholesale water from Butler County to serve the area.

“They’ve got us over a barrel,” Commissioner Dave Young said during a discussion Tuesday.

Developer Bob Rhein is proposing development of Glenmore Park on the land off Butler-Warren Road, a fast-growing area of the region.

But construction will not begin until the two counties can reach agreement on the utility services.

“It won’t be this year, that’s for sure,” Rhein said after the meeting.

The board eventually agreed on the proposed sharing of the utility services, as well as a condition under which a road would be extended to a neighbor’s property line.

Rhein indicated Glenmore Park would probably be completed over six or seven years. The mixed-use area is proposed in later phases of the development.
